When you are looking at a beautiful piece of undeveloped land, it’s easy to focus on the views, the trees, or where you’d position a front porch. But if that property isn’t connected to a municipal sewer system, the most important feature isn't above ground, it’s underneath.
Before you can build a home, clear a site, or install a waste system, the land must undergo a percolation test, commonly known as a perc test (or "perking").
Simply put, a perc test measures how quickly water drains through the soil. This test determines whether the ground can safely absorb and filter wastewater from a septic system.
Why "Perking" Matters
If you are building a home with a septic tank, your wastewater leaves the house, settles in a underground tank, and then flows out into a drainfield (or leach field). The soil in this drainfield acts as a natural, living filter, purifying the water before it trickles back down into the local groundwater table.
If it drains too fast: (Like loose sand or gravel) Wastewater rushes through without being properly filtered by microbes in the soil, potentially contaminating nearby wells or groundwater.
If it drains too slowly: (Like heavy, dense clay or solid bedrock) The water backs up. This leads to a flooded yard, soggy lawn patches, or worse, sewage backing up into the house.
Because a failed perc test means you cannot install a standard septic system, "perking" can literally make or break a land sale or a building project.
How a Perc Test Works
While exact regulations vary depending on local county health departments, the standard process follows a structured sequence to simulate real world usage.
What Happens if the Land Fails to Perc?
Failing a conventional perc test doesn't automatically mean a property is completely unbuildable, but it does mean things are about to get more complicated and expensive.
If the soil has a high clay content or the water table is too close to the surface, you may have to look into engineered or alternative septic systems:
Mound Systems: An artificial mound of sand and topsoil is constructed above the natural ground level to give wastewater the space it needs to filter properly before reaching the problematic natural soil below.
Aerobic Treatment Units (ATUs): These act like a miniature, localized sewage treatment plant, injecting oxygen into the tank to break down waste much faster before sending cleaner water out to a smaller drainfield.
While a standard septic system might run between $5,000 and $10,000, an engineered alternative can easily climb to $15,000, $25,000, or more.
Pro Tip for Buyers: Never purchase raw land intended for residential building without making the sales contract contingent on a successful perc test. Always have the test performed or verified by a licensed soil scientist or your local county health department before finalizing the deal.
