A major theme for East Tennessee this year is normalization. According to local real estate experts, the market is stabilizing after years of unprecedented, rapid growth. This transition isn’t a slowdown in a negative sense, but rather a healthy shift toward a more sustainable pace. 

Key indicators of this rebalancing include:

Decelerating Price Growth: While home values in desirable areas of Knoxville are still appreciating, the rate of increase has slowed significantly. Expect modest, single digit growth rather than the double digit jumps of the recent past. 

A "Split Economy" in Housing: The market has fragmented into two distinct tiers. At the upper end and luxury market (now defined locally as starting above $800,000), inventory is more plentiful, and cash buyers are common. At the lower, more affordable end, demand continues to outpace supply, leading to continued competition.

1. Typical Inventory Dips: Historically, new listings taper off after August. Buyers can expect fewer "fresh" choices as we close out the year.
