5 Things You Must Check Before Buying Raw Land
Perc Testing & Soil Quality: If city sewer isn't available (which is common across rural acreage), your build depends entirely on a septic perc test. Never close on land without a soil test contingency verifying the site will support the bedroom count you plan to build.
Topography & Build Envelope: A 10 acre parcel on a steep ridge might only have half an acre of usable, buildable ground. Always factor in excavation, grading, and retaining wall costs when evaluating sloping lots.
Utility Proximity: "Utilities at the street" can mean very different things in rural areas. Extending electric lines, drilling a well, or bringing in public water lines can cost anywhere from a few thousand to tens of thousands depending on distance from the main tie in.
Access & Legal Easements: Verify whether the property fronts a publicly maintained road or relies on a private easement/right of way. If it's private, ensure there is a clear, recorded easement and a legal maintenance agreement in place.
Restrictions & Zoning: Unincorporated county land often has fewer zoning hurdles, but HOA covenants, deed restrictions, or Greenbelt tax status regulations can still dictate minimal square footage, build types (e.g., modular vs. stick-built), or agricultural uses.
